Federal Solar Incentives for Commercial Property Owners

There are several federal and state incentives available for commercial property owners installing solar energy systems. These incentives can significantly reduce the cost of installation and accelerate returns on investment. Here’s a breakdown of the major federal commercial solar incentives, along with some additional state and local opportunities.

Investment Tax Credit (ITC) – 30%

The Federal Investment Tax Credit (ITC) allows businesses to deduct 30% of the cost of installing solar energy systems from their federal taxes. This credit applies to the total installation cost of the system and is available for systems installed by the end of 2032.

For projects using American-made equipment or located in energy communities, the ITC can potentially increase by an additional 10% (up to 40% total).

Domestic Content Bonus

Projects using a certain percentage of American-made equipment qualify for an extra 10% tax credit.

Energy Community Bonus: Projects located in low-income communities or those disproportionately affected by fossil fuel industries can also receive an additional 10% bonus on top of the ITC.

Accelerated Depreciation (MACRS)

The Modified Accelerated Cost Recovery System (MACRS) allows commercial solar installations to be depreciated over five years, helping businesses recover installation costs more quickly

There’s an additional bonus depreciation benefit, which lets businesses deduct up to 80% of the cost of solar installations in the first year (for systems installed in 2024).

State-Specific Solar Tax Credits

Several states offer additional tax credits to reduce the cost of commercial solar. States like California, New York, and Massachusetts have strong solar incentives.

These can be in the form of production-based incentives, such as Solar Renewable Energy Certificates (SRECs), which allow businesses to earn additional income based on their system’s energy production.

Property-Assessed Clean Energy (PACE) Financing

PACE financing is a state and local government-supported program that helps commercial property owners finance energy efficiency improvements (including solar) and repay the loan through their property tax bills. It allows businesses to spread out the upfront costs with no down payment.

The financing is often secured through property taxes, so it transfers with the property if the building is sold.

Local Utility Incentives

Many utilities offer cash rebates and performance incentives to encourage businesses to install solar. For example, utilities may provide per-watt cash rebates for solar installations.

In certain cases, performance-based incentives (PBIs) reward businesses for each kilowatt-hour of electricity generated by the system.
